A dilapidated Spanish Colonial duplex sat empty and neglected on a quant hillside street in the Eagle Rock area of Los Angeles. As an anomaly with two legal units in a single family-zoned neighborhood, the down sloping property was patiently awaiting a drastic renovation by its owners who were eager to take advantage of the spectacular view. LaurenceAll-Glass Entrances Featuring DRS Wedge-Lock Door Rail SystemWindowsKalwall®Facades – Window ReplacementsThe view would be packaged and given to renters in exchange for premium rents. And because it was a rental property the budget provided was extremely small. To further add to the challenge, the City of Los Angeles only would allow a 750 s.f. addition to the cramped non-conforming structure. All of the existing framing had to remain or non-conforming rights would be lost. The new structure effectively used the existing foundation and retaining walls and digested the rest of framing into the reworked plans.R.M. Schindler’s ‘Space Architecture’ was used as a point of departure. The space was treated as the raw material and the enclosure the medium, realized within a 4’ reference frame that accommodated standard sizes and minimized waste. On the exterior, the simple, austere plaster-skin enclosure (reminiscent of the original duplex) was shaped and shifted only as a result of spatial requirements. What is left is a continuity of large openings, deep overhangs and terminus walls which maximize the view, natural light and breeze while minimizing the southern sun, undesired sight lines and cost. To respect the neighborhood, a larger, main unit was presented to the street as a single family dwelling with a secondary unit accessed from the side one level below. Inside, the space is shaped by the interplay of high and low ceilings punctuated by dramatic skylights. The low ceilings serve the function of providing duct and vent spaces, the skylights give places for the unwanted heat to go. The southern California light is made palpable where these low and high ceilings interlock; its ethereal quality piercing through the building mass like it does to the underside of the many overpasses around Los Angeles, freeing the restless space to the sky above.Save this picture!Project gallerySee allShow lessCity Shortens Nouvel’s 53rd Street TowerArticlesAD Round Up: Public Facilities Part IIArticlesProject locationAddress:Eagle Rock, Los Angeles, CA, USALocation to be used only as a reference. The house stands on a large lot amongst other plots of land where new houses are being built.  The project area is bordered by roads on three sides and is slightly elevated above street level – a location that renders the entire building visible from the surrounding area. The client requested a living room as a gathering place for relatives and family, a music room in which to practice his hobby, saxophone, a tatami room, a room for his three children and an outside deck. Save this picture!© Toshiyuki YanoTaking into consideration the conditions of the sight, we came up with a design that has the living room area open to the outside in order to welcome family and guests, as well as a series of private rooms that can be closed off from the surroundings.  We planned the interior by picturing the living room portion as filling in the empty space created by boxes being stacked together.  The configuration of the interior gives rise to the box-shaped form of the exterior in which no one place can be seen as the front.  The expression of the building changes depending on the location of the viewer.Save this picture!© Toshiyuki YanoThe first floor contains the living room, dining room, kitchen, bathroom, music room, and, in a slightly raised area, the tatami room and exterior deck space.  On the 2nd floor are the bed room, child’s room, and an outdoor balcony, which was planned as a place to view fireworks.Save this picture!© Toshiyuki YanoThe large window on the south side created by the space between boxes, the slit windows created by shifting the box shapes that form the first and second floors, and the high side windows around the periphery enable light to penetrate from various directions.Save this picture!First Floor PlanProject gallerySee allShow lessKickstarter: New Model Library in AfricaArticlesFrancisco Perez Anampa School / Architecture For HumanitySelected Projects Share “COPY” CopyAbout this officeFujiwaraMuro ArchitectsOfficeFollowProductsWoodConcrete#TagsProjectsBuilt ProjectsSelected ProjectsResidential ArchitectureHousesMinohHousesWoodJapanPublished on March 31, 2013Cite: “House in Minoh / FujiwaraMuro Architects” 31 Mar 2013.
